St. George campus building assessments
Each building on the St. George campus is audited at least once every five years to assess its age, condition and design compliance, informing planning of and budgeting for future upgrades.
Audits are completed by a specialist firm, in partnership with the property manager and building operator. This ensures that local issues and user experiences are incorporated into the audit.
From this data, we can estimate the cost of fixing a building’s deficiencies (that is, deferred maintenance) and the cost to replace a building entirely (that is, the current replacement value). These costs are then used to calculate the facility condition index for each building (deferred maintenance / current replacement value).
The facility condition index reflects the relative condition of buildings and allows for cross-industry comparison. It’s also part of the Facilities & Services prioritization framework for deferred maintenance work.
Campus building facilities condition index values and audit dates
The lower the facility condition index, the better the assets’ condition. The facility condition index does not reflect the safety of the building.*

*The facility condition index is a measure of the physical condition of a building based on the cost of needed repairs relative to replacement value. It does not reflect the safety of a building. The St. George campus hosts many older buildings, which often have higher facility condition index ratings as building systems and materials — such as windows, lighting or HVAC — may require renewal. These ratings do not indicate immediate safety concerns. Facilities & Services teams work diligently to maintain safe, functional environments for teaching, learning and research — regardless of a building’s facility condition index rating.
